What is Blocks, exactly?
One page for your building, opened from a QR code on the fridge magnet or a printed sign: rent, repairs, the building guide, the neighborhood, and Ask Deco for when something goes wrong, all behind one permanent link. It’s a layer on top of the software you already run, not a replacement for it.
Do residents need an app or a login?
No. One scan opens the page. No account, no download, no password. It works on any phone, and the same link works forever: on the magnet, the welcome kit, and the lobby sign.
Does this change how rent is collected?
Not at all. Pick where residents pay today (AppFolio, Buildium, Yardi or RentCafe, Zego, Rent Manager, your own site, or checks) and paste the link to it. Residents keep paying exactly where they pay now.
What does it cost?
The Starter block is free: $0 a month per unit for your named building page and printable QR code, rent and repairs pointed at your systems, the City Passport, Ask Deco, the daily story, Share postcards, and a listing on the map. Your own block is $3 a month per unit: your vibe, the full Building Guide, A look around, Love it here, Letters (a word puzzle a day), a featured listing on the map, and the fridge magnet, shipped. Pay for the year and save 20%. No sign-up fee, month to month, cancel anytime.
What is Ask Deco?
Deco is the question on every building page that leads to real local help. A resident says what’s going on, from a lockout to a short month, and gets this building’s own numbers and a page of Tulsa resources to keep, email, or text to themselves. It comes with every block, and nobody ever sees who asked, not even us by name.
How long does setup take?
Name the building, point rent and repairs at the systems you already use, and the Starter block is ready to go live. On the $3 plan you also pick a vibe and approve the pre-written guide answers. Tap, don’t type: you edit a draft, never a blank page.
Can I switch between the two?
Any time, from your block’s overview. Move up and, once billing is on, the whole guide, your vibe and the magnet turn on; move back and your page stays live on the Starter block, with everything you built kept for later.
Who writes the building guide?
We draft it, you approve it. Rent and repairs come with every block. The full guide is part of the $3 plan, along with the magnet: the office, trash day, parking, packages, pets, guests, utilities, amenities, moving in, a first-week checklist, who to call in an outage, and New to Tulsa.
Will my team get more messages?
Fewer, in practice. The questions your office answers over and over are the ones the guide answers first, and maintenance requests route to whatever inbox or system you already check.
What about resident data and privacy?
Residents don’t create accounts, so there’s nothing to breach on their side. Deco requests are counted only as anonymous city totals on Pulse, never with names or what anyone asked. On the $3 plan, the daily story can ask residents how it’s going: a happy or a sad face, sent only to the office, never with a name. We never sell or share resident data, and you stay the system of record for leases and payments.
Does the page speak Spanish?
Yes. Every block has a Spanish switch, the globe at the top of the page. The page, the guide’s pre-written answers and Deco read in Spanish; anything you typed yourself stays as you typed it.
Does it work for a whole portfolio?
Yes. Each building gets its own link, vibe, and guide, so residents never see another property. Each one is billed for its own units, all from one account. Start with one building and add the rest whenever.
Can it look like my building?
That’s the point. Every page carries your building’s name and its drawing on the welcome sign. On the $3 plan it also wears a vibe: Garden Courtyard, Route 66 Neon, Downtown Loft, Midtown Sunset, Brick & Ivy or Block Party, each with a day and an evening look. A page that looks like a form letter gets scanned once and forgotten.
Can I cancel?
Any month, with no exit fee and no contract. Your page stays live on the Starter block.
